Lot owners are responsible for the maintenance of the roads they use to access their lot. With the exception Old Morro Road and San Miguel (up to the gate) which are county-maintained roads, all roads in Summit Hills are located on private property with easements allowing restricted use and access to them.
Some of the roads are maintained exclusively by lot owners and the HOA does not collect assessments for their maintenance. These roads are Spring Meadow, Rocky Point Lane, and Rainbows End. The Summit Hills HOA does collect annual and special assessments for all the rest of the roads. All road assessments are based on the distance from the gate to a given lot. Lots farther from the gate pay greater assessments. If there are not enough funds for the maintenance for a particular road segment, then the affected lot owners pay for the maintenance through special assessments.
The gate assessments are equal for all lots that use the gate to access their lots. Lots that do not use the gate do not pay any gate assessments.
Use of the roads is reserved for only those lot owners who use the roads to access their lots.
Gate access is exclusively reserved for the lots that the gate serves. The gate is located below the convergence of Palo Verde, Rainbows End, San Miguel, and Robert Emmet.
On the map above, the numbers in light blue are Lot IDs assigned by HOA for convenience. In the table below, is a list of all the lots and their associated information.
