Subdivision Information

Type of Subdivision

 Summit Hills was established as a standard subdivision in 1989.  There are no common areas in Summit Hills.  The gate, mailboxes, signs, etc. are owned and maintained by the lot owners and are located on easements.   

Standard Subdivision vs CID or PUD

While many HOAs in California are Planned Unit Development (PUD) or Common Interest Development (CID), Summit Hills is a Standard Subdivision. In a PUD and/or a CID the HOA owns common property such as mailboxes, gates, roads, pool, club house, etc. and that common property is maintained by the HOA because the HOA owns the property.  


As a Standard Subdivision, Summit Hill does not own any property.  Instead the roads, gate, and mailbox are owned and maintained by the lot owners who use them.
